  • Considerations
    - For the open scheme (monthly free), (DEFINE A MINIMUM TIME) the property will be published in a Maia Home account and the participation of the income by the operator will be 25% of the profits after expenses and services. (Photographs and inventories belong to the owner as long as the assembly fee has been paid, if required) - For the contractual scheme, the property will be published in a Maia Home account during the term of the contract (minimum one year) and the operator's participation will be 20% of the profits after expenses and services. (Photographs and inventories belong to the owner as long as he has paid the assembly fee if required) - If at the end of the contract the owner continued to publish his space in a different profile, the reservations would be transferred to his profile subject to the client's acceptance, in each case the owner would assume the costs of cancellation and/or relocation of each reserve. - The owner agrees to respect existing reservations even after the termination of the contract or to previously establish the deadline on which reservations will be accepted, assuming that this limitation may affect income during the term of the contract. - Based on the characteristics of the property, MAIA HOME reserves the right to decide in which account to publish the ad with the intention of maximizing its performance. - The owner is obliged to prove ownership and good condition of the property through current documents and opinions that may apply. - The functions of MAIA HOME are exclusively for the commercialization, administration and operation of the property for residential use for short and long stays through its sales channels, at no time is it involved in local, fiduciary, government procedures, etc. That correspond entirely to the owner. - The owner bears all the costs of design, assembly, photography and construction of his advertisement through an ASSEMBLY FEE determined based on the characteristics of the property, number of bedrooms, facilities, amenities and services available. This cost It is deferred monthly during the term of the contract, deducting it from the monthly income of the owner. - Based on the characteristics of the property, an inventory is designed that the owner must satisfy for the exclusive use of his property, considering in some cases additional pieces for change and replacement in case of damage. - Damages caused by guests will be charged based on the policies of each platform, these revenues will not be subject to profit sharing but will be used to replace and repair the damage caused. - Income from additional services such as transportation, food, beverages, tours, beauty services and personal shopper will not be subject to profit sharing between the owner and the operator. - At the beginning and end of the contract, a formal delivery of the inventory will be made, comparing each item of the department one by one. In the same inventory, the characteristics (lot, model, brand, manufacturer, etc.) of each item must be specified for its replacement and costing in case of damage. - The maintenance of the property is charged to the owner. - The owner must deliver the property empty of personal items. - Access to the property is exclusive for clients with a reservation, in case the owner requires to use the property, a reservation process must be carried out paying the applicable fees. - The owner will have access only as a viewer to the calendars of his property for purposes of transparency and comparison of dates. - Maia Home is required to report 100% of reservations to the owner, returns or compensation arising from maintenance problems are charged to the owner. - The payment of services such as Internet, pay TV, water, electricity, gas, cleaning per stay and any applicable, will be transferred to the owner charged to his monthly account statement.
